There is no denying that hardwood flooring is the most desirable flooring for many homeowners. However, once hardwood floors age, they don’t always do so gracefully. If your hardwood looks a little worse for wear, it can interfere with the enjoyment of your home. Hardwood floor refinishing is the perfect solution to bring your hardwood floors back to their original glory. We offer full-service floor restoration services, including wood floor repairs, sanding, stripping, and refinishing. If we find your floors are beyond repair, we also provide new hardwood installation.

Is Hardwood Floor Refinishing Right for Your Home?

Here are a few questions and answers to help you decide.

What Is Hardwood Floor Refinishing?

Hardwood floor refinishing can be provided for almost all damaged hardwood floors. Superficial surface scratches, for example, can be resolved by scuff-sanding and then applying a fresh coat of finish. More severe damage will require a more involved process with a deeper sanding, stripping the original stain, and then complete refinishing. Some planks might need to be replaced, and then the planks will need to be stained to match the original finish you wish to maintain. Our hardwood floor refinishers will assess your floors and determine the best method to restore them to their original finish. We can also strip, sand, and restain your hardwood floors to create a new look.

Does Refinishing Hardwood Floors Increase Home Value?

According to a 2022 survey performed but the National Association of Realtors, refinishing hardwood floors provides the highest average cost recovered (147%) resell value of any interior remodeling project. That means for every $1000 invested in hardwood floor refinishing, the average increase in home resell value is almost $1500.

Is It Worth It to Refinish Hardwood Floors?

In addition to increasing a home's value, refinished hardwood floors make most homeowners happier. Responding to a 2022 survey by the National Association for Remodeling Industry, homeowners who had hardwood floors refinished reported feeling happier and more satisfied in their homes. Sixty-four percent of those polled answered that they have an increased sense of enjoyment at home now that their hardwood flooring is installed. Another 64% said just thinking about the completed project gives them a "major sense of accomplishment."

How Expensive Is Hardwood Floor Refinishing?

Wood floor refinishing costs depend on the level of damage. Most of our customers find the price less expensive than they imagine, especially compared to the cost of new hardwood floors. Although the job is quite involved, our wood floor refinishing process is efficient to ensure we can provide the beautiful floors you desire with as little cost as possible. It is far more convenient than DIY jobs and also gets far better results than trying to sand, stain and refinish your floors on your own.

How to Prevent Hardwood Floor Finish Damage

We recommend having your finish sanded and reapplied every two to three years to protect your floors from extensive damage. Our floor sanding and polishing service keep your floor’s finish flawless to avoid that worn look that can take away from your home’s appearance. Following this routine helps ensure the finish never wears out, and you’ll maintain the beautiful finish you love.

Refinishing vs. New Hardwood

It can be challenging to decide if you should refinish your floors or have them replaced. Here are the benefits of refinishing over new floor installation:

  • In most cases, refinishing costs less.
  • It allows you to change the stain color for a custom look.
  • You maintain the original character of your home.
  • Refinishing reduces waste
  • It does not require the tedious, messy job of tearing out the old floors.
  • More materials are required for a new installation, which adds to the cost.
  • Refinished hardwood flooring can increase home value, especially in older homes where original features are highly desirable.

We always advise our customers cost out both options to help them decide which option makes more sense. Our team can also provide a free in-home or showroom flooring consultation where you can look at new flooring options. This is also a great place to get ideas on different finishes for your flooring restoration project.

When Is Hardwood Floor Refinishing Not Recommended?

There are a few reasons we might recommend replacement instead of refinishing:

  1. When there is too much structural damage to the floor planks, or it seems the sub-flooring below requires replacement.
  2. When damage to the floor planks, such as deep cracks, missing pieces, holes, loose floorboards, etc., will cost more to repair than new floor installation.
  3. When the floor has been refinished several times, the integrity of the floorboards is compromised, and refinishing will cause more harm than good.

Can You Finish Hardwood Floors Yourself?

The simple answer is yes, but you likely won’t get the same results as you would with professional hardwood floor refinishing. It is easy to mar the hardwood using a sander, making the floor feel unsmooth underfoot. Additionally, applying stain requires even coating and dispersion to avoid dark, blotchy, and thin areas across your floor. Last but not least, when it comes to the final finish, you can’t skimp on the coats or fail to let them cure and dry properly, or all your hard work will be ruined.
